  • We are an expert Project Management real estate company located in Barcelona. We offer a wide range of solutions for our investors, which begins with the identification of assets and concludes with their development and management until final delivery to new clients.
  • We are continually identifying and analyzing real estate assets to offer to our clients and their further promotion and development:
    • We offer “control” of these assets.
    • We calculate and manage costs and sales of the project, proposing to purchase only land whose impact is competitive and the final price of dwellings /commercial premises allows a good margin.
    • Due to our active management, we offer projects with very attractive IRR, controlled time management and ample reserves for unforeseen events.
  • Our company has the ability to significantly increase the size of its portfolio thanks to its extensive network of contacts among the various actors involved in the sector.

From TRONC3 we offer our customers an integrated management, identifying land which will be developed by designing and creating the corresponding special-purpose vehicle. Within the investment plan and later financial planning land will be acquired for the investor, selecting the best architects, construction companies, real estate agents and financial institutions, who will participate in the project.

The majority of our investment proposals range from €500.000 and €3.000.000 capital contribution (this investment would be developments between 10 and 60 residential units.). These amounts are not limiting, given our experience in the sector, TRONC3 can manage projects of a bigger economic dimension.

We have a team of our own specialists in the management of such projects, as well as a flexible structure, with outsourcing part of our activities, especially the construction and architectural projects and the marketing network.

From the first moment TRONC3 aligns its interests with those of the investors offering a dual compensation structure. Always depending on the size of the project, our fees are divided into 2 sections:

  • Fixed: from 3 to 5.5% of the totality of the costs of the project according to the volume and complexity.
  • Variable / success: these fees (“success fee”) follow a structure on a scale by which, once determined and agreed by the parties, will only begin to be seen when:
    • The asset is finished and its sales are located above 70%.
    • Deed registration of assets, and thus their liquidity, allow the shareholder to be able to receive a net return of 8% on account of the final amount.
